The same crew does the garage and the flat

You do not ring one mob for the house clearout and another for the flat. It is the same small crew and the same van for both, which is half the point of a local outfit. We know the brick streets of North Balgowlah and the walk-ups off Condamine equally well, and we sort the access before the day either way, the driveway on one side, the stairs and the parking on the other.

The price works the same on both sides too. We look at the load, whether that is a full lock-up or a two-bedroom flat carried down the stairs, and the whole number is settled before the first thing is lifted. No hourly meter, no tip fee bolted on at the end, no surprise for the flights or the length of the drive.

Then the sorting: green waste and recyclables split off where it makes sense, whitegoods, mattresses and e-waste dropped to licensed facilities, and only what is truly rubbish riding to the transfer station. In the freestanding brick homes, Northern Beaches Council's bulky-goods collection is yours to book directly, twice in any twelve months at no charge, with the pile going out on your own nature strip. For a couple of big items on a flexible timeline it is the obvious first choice, and we say as much on the phone.

What sends people to us is scale, and the seam itself. A garage or whole-house clearout is a van or three that needs carrying, not a pair of items for the kerb. And step across Condamine into the flats and that same allowance belongs to the building rather than the resident, booked through the strata, if anyone books it at all. The garage has not been touched since the nineties. Is that really one booking?

It is. A packed lock-up, shed and under-house together is a day's work we know well. We size the crew and the van by what is genuinely in there, put one number on the whole of it up front, and hand back swept concrete by the afternoon.

I am in a flat off Condamine Street. Can you get a van in?

Almost always. The walk-up blocks have a driveway, a visitor bay or a legal spot on a side street within carrying distance, and we sort that before the day rather than guessing on it. Doing the stairs is ours to plan, never a surcharge added on the day.

Do you charge extra for the stairs, or the length of the driveway?

No. The carry is part of the job, whether that is three flights down off Condamine or a long driveway up in North Balgowlah. We look at the access, fold it into the one price before we lift a thing, and that number does not move because your block has no lift or your drive runs a fair way to the street.

We are selling up and the whole place needs clearing. Do you do that?

We can, working to the family's rhythm rather than ours. On a downsizing or estate clearance nothing sentimental leaves on a guess: the keep-pile is agreed before anything moves, the rest is sorted and carried, and the rooms end up ready for the agent's photographer.
